Frequently Asked Questions

Here are some of the most common questions from owners and buyers who are new to Kumano and to rural property.

1. I live far away. Can I still list my property?

Yes. Many owners live outside the region or overseas. You can start the process online, and we can coordinate condition checks, photos, and basic site visits on your behalf where appropriate.

2. I am not sure about the exact land size or boundaries. Is that a problem?

No. It is very common for owners to be unsure about detailed boundaries, especially for older properties. We begin with approximate information and gently confirm what is needed step by step.

3. Do I need to clean or repair the house before listing?

Not necessarily. Many buyers are prepared to renovate and prefer to see the honest, current condition. If simple cleaning or safety checks are needed before photos, we will advise you.

4. How are prices decided?

We look at local examples, condition, access, and future potential. Together with the owner and our licensed real estate partners, we discuss a realistic guide range. Final agreement is always made with the owner.

5. Are there any upfront fees to list a property?

In most cases, there is no large upfront cost just to begin the conversation and basic listing preparation. If any specific service requires a fee (for example, specialist surveys), this will always be explained clearly before you decide.

6. I am a foreign buyer. Can I really own land and a house in Japan?

Yes. Japan allows foreigners to purchase land and homes. There is no requirement to be a resident or citizen to own property. However, visas and long-term stay permissions are separate matters.

7. I don’t speak Japanese well. Can I still buy or sell through Horizon Coast?

Yes. We provide simple English explanations and, where needed, translation support during communication with local professionals. Sincerity and patience are more important than perfect language.

8. Can Horizon Coast help with renovation or tiny home planning?

We can help with early-stage planning, realistic expectations, and introductions to local professionals where available. Structural design and construction are always handled by licensed specialists.

9. What if I change my mind after listing?

You can pause or withdraw your listing, subject to any agreed conditions with our licensed real estate partners. We will explain these clearly before formal listing begins.

10. How do I start?

Owners can begin with the Owner Registration & Listing Form. Buyers can start by reading the Buyers Guide and then contacting us with the Property ID of any listing that interests them.
