Fees & Documentation

Horizon Coast aims to keep fees transparent and documentation simple. This page outlines what owners and guests can expect during listing, booking, and property management processes.


1. Listing & Registration Fees

A small fee is charged to cover the initial setup, review, and publication of each property listing.

  • Owner Registration — free
  • Listing Review & Approval — ¥5,000 (one-time)
  • Photo Enhancement (optional) — ¥3,000
  • Property Condition Check (optional) — ¥8,000

Owners are free to update their listing details at any time.

2. Booking Fees

Guests pay the accommodation price set by the owner.

  • Platform Service Fee — 10% of booking total
  • Cleaning Fee — set by owner
  • Local Tax / Tourism Fee — as required by municipality

Full cost breakdown is shown to the guest before confirmation.

3. Optional Owner Support Services

Owners who want a hands-off experience may request:

  • Cleaning & Turnover Service — from ¥5,000
  • Guest Communication Support — ¥3,000 per booking
  • Full Property Management — 18% of booking total
  • Seasonal Maintenance — quoted individually

4. Required Documents (Owners)

To list a property, owners provide the following documents for verification and compliance:

  • ID Verification (driver license or MyNumber)
  • Proof of Ownership (registry copy, title deed)
  • Property Location Map / Address
  • Basic Floor Plan or Room Layout
  • Permission Documents if required (lodging permits, etc.)

For homes used only as private stays (not full minpaku), requirements are simpler and will be guided case-by-case.

5. Required Information (Guests)

Guests must provide:

  • full name and contact information
  • number of guests
  • planned dates
  • arrival method (car, train, etc.)

Additional ID may be required depending on the property type.

6. Cancellation Policy

Cancellation rules are set individually by each owner, but typically:

  • Free cancellation up to 7 days before arrival
  • 50% refund for cancellations 3–6 days before
  • No refund within 48 hours of arrival

7. Payment Methods

  • Credit card (Visa, Mastercard, AMEX)
  • Bank transfer (JP)
  • Online payment link

Receipts can be issued in English or Japanese upon request.
