What a “Reset” Is
A Horizon Coast Reset is a structured, non-destructive process applied to long-neglected or difficult properties before major decisions are made.
It sits between “doing nothing” and full demolition, and is designed to stabilise a property, clarify its condition, and restore enough order for informed judgment.
When to Recommend a Reset
A Reset is appropriate when a property:
- has been vacant for many years,
- is filled with accumulated belongings or debris,
- is causing indecision or conflict among heirs,
- is difficult to inspect or assess in its current state,
- is being considered for demolition without clear evaluation.
In many cases, a Reset allows families or owners to reach clarity without rushing into irreversible decisions.

- Allows realistic renovation or sale discussions,

Clear Boundaries
To maintain neutrality and trust, Horizon Coast does not:
- provide demolition (kaitai) services,
- act as a real estate broker or agent,
- seek resale commissions or upside participation,
- remove valuables without owner confirmation and sign-off.
Our role ends once the property is stabilised and clearly understood.
Working With Horizon Coast
Councils and agents typically engage with us through informal referral or introduction. Each Reset is scoped individually and documented carefully.
We operate quietly, respectfully, and with full awareness that these properties are often tied to family history and emotion.
Typical Pricing Bands (Reference Only)
Each Reset is scoped individually. The ranges below are provided for reference only and are not fixed quotations.
- Small Reset (1–2 rooms, light contents): ¥120,000 – ¥250,000
- Standard Reset (entire house, moderate contents): ¥300,000 – ¥600,000
- Complex Reset (large house, heavy accumulation, outbuildings): ¥650,000 – ¥1,200,000+
Final scope and cost are confirmed only after an on-site inspection and owner or authorised representative approval.
Recycling & Disposal Standards
Horizon Coast conducts all disposal in accordance with local municipal regulations. Where possible, materials are separated and delivered directly to approved council recycling facilities.

We do not engage in illegal dumping, stockpiling, or off-site abandonment. Disposal routes are chosen for compliance, traceability, and respect for the surrounding environment.
Owner Confirmation & Indemnity
Before work begins, the property owner or authorised representative is required to attend an initial walkthrough (or provide written confirmation) to identify any items of personal, cultural, or financial value for preservation.
Horizon Coast documents visible conditions and contents at the start of a Reset. Items identified for preservation are recorded and excluded from removal.
Upon sign-off, Horizon Coast is indemnified against later claims relating to items not identified or claimed prior to commencement, and removed as part of the agreed scope.

I confirm I am the legal owner or authorised representative. I acknowledge I have had the opportunity to identify valuable items before work begins. I authorise Horizon Coast to proceed with the agreed Reset scope and indemnify Horizon Coast against future claims relating to items not identified or claimed prior to commencement.
