1. Property Condition & Safety

Owners must ensure the property is:

  • structurally safe and stable
  • clean, tidy, and free from hazards
  • equipped with functional basics (water, power, ventilation)
  • checked regularly for leaks, pests, and maintenance issues
  • compliant with local laws and building standards

2. Accurate Information & Transparency

Owners must provide accurate, up-to-date details about:

  • property layout and room count
  • amenities and equipment
  • parking, access roads, and steep areas
  • any limitations (old wiring, narrow roads, low ceilings, etc.)

Misrepresentation leads to bad experiences — honesty protects both owner and guest.

3. Cleaning & Turnover

Owners are responsible for ensuring the property is cleaned:

  • before guest arrival
  • after checkout (unless using a cleaning partner)
  • with proper waste disposal and recycling
  • including linens, kitchenware, and bathrooms

4. Communication & Guest Support

Owners or appointed managers must:

  • reply to booking inquiries promptly
  • confirm check-in details clearly
  • provide a reliable contact number for emergencies
  • notify guests of issues affecting their stay

5. Insurance & Legal Compliance

  • maintain appropriate property insurance
  • follow local lodging rules where applicable
  • handle taxes or fees required by the municipality

6. Ongoing Maintenance

Owners must arrange timely repairs for:

  • plumbing, electrical, and heating issues
  • broken appliances
  • damaged fixtures or furniture
  • outdoor areas (steps, fences, drainage)

7. Respect for Local Community

  • quiet hours and neighborhood etiquette
  • parking rules
  • proper waste handling
  • respect for farmland, shrines, and shared paths
